VA Funding Fee Calculator
The one time fee on a VA loan, set by your down payment and whether you have used the benefit before. Many disabled veterans owe nothing.
What's your one-time funding fee?
The VA funding fee is a one-time charge that depends on your down payment and whether you've used your benefit before. Many disabled veterans owe nothing.

Four moves, in order.
Check the exemption first
Veterans receiving VA compensation for a service connected disability, veterans entitled to compensation but drawing retirement pay instead, Purple Heart recipients on active duty, and eligible surviving spouses pay no funding fee at all. The Certificate of Eligibility carries the exemption. If it applies, the rest of this page is academic.
Find your use tier
The fee steps up after the first use of the benefit. First use and subsequent use are separate columns on the table, and the table the calculator reads is the one in effect on the closing date.
Apply the down payment break
Putting 5% or more down lowers the fee, and 10% or more lowers it again. On a refinance the loan type decides instead: an interest rate reduction refinance carries its own flat fee, a cash out refinance uses the purchase columns.
Decide whether to finance it
The fee can be rolled into the loan instead of paid at closing. That keeps cash in your pocket and adds the fee to the balance you pay interest on. The calculator shows both.
Funding fee = Loan amount × fee percentage for your tier
$350,000 × 2.15% = $7,525
A pending disability claim can change the answer after closing. If the claim is later granted with an effective date before closing, the fee can be refunded. Ask the lender to note the pending claim in the file and keep the closing disclosure.
What a professional does with this.
Get the exemption right before the disclosure
A missed exemption is a five figure error on the closing disclosure and a refund process nobody enjoys. The COE tells you; the calculator shows the veteran what it is worth.
- Pull the COE before quoting a fee
- Note pending disability claims in the file
- Show financed versus paid at closing side by side
Treat the fee as part of the cost of the loan
Financing the fee is a cost decision in disguise. A few thousand dollars added to the balance compounds for the life of the loan and belongs in the plan.
- Compare financing the fee against paying it from reserves
- Check the exemption for every rated client
- Revisit on any refinance
Know what the fee is not
The funding fee is not mortgage insurance and buys no coverage. Veterans sometimes assume it does. Clearing that up is part of sizing protection correctly.
- Separate the fee from any protection conversation
- Confirm survivor eligibility for the exemption
- Document assumptions in the illustration
Where the number goes sideways.
The fee percentages are set by statute and change by date. The calculator reads a single verified figures file, and the date it was verified is printed under the result. If the table changes, the file changes, and every tool on this site moves together.
Frequently asked.
Do I pay the funding fee if I have a disability rating?
If you receive VA compensation for a service connected disability, no. The exemption is on your Certificate of Eligibility.
Can I roll the fee into the loan?
Yes, on most VA loans. The calculator shows the balance both ways so you can see what financing it adds.
Is the fee the same on a refinance?
No. An interest rate reduction refinance has its own lower flat fee. A cash out refinance uses the purchase tiers.
Can I get the fee refunded?
If a disability claim pending at closing is later granted with an effective date before closing, yes. Contact the lender and the VA regional loan center with the closing disclosure.
